- אנו נדאג להכין את הנכס שלכם לקראת השכרתו, באמצעות שימוש בבעלי מקצוע מהשורה הראשונה ופיקוח על טיב ואופן עבודתם*.

אנו נאתר עבורכם דיירים איכותיים לצורך השכרת הנכס, נעמוד על אמינותם ועל איתנותם הפיננסית, כדי לספק לכם ביטחון בקשר לידיים המחזיקות בנכס שלכם.

אנו נספק לכם שירותים משפטיים הכרוכים בחתימה על חוזה השכירות, לרבות בדיקת הערבים להסכם השכירות ועמידה על הביטחונות להבטחת קיום ההתחייבויות הנובעות מהסכם השכירות, לרבות ליווי משפטי ראשוני צמוד במידת הצורך.
- אנו נעמוד על רישום השוכר ברשויות השונות בהתאם להסכם השכירות, כגון בעירייה (לצורך חיובי ארנונה), בחברת המים, חברת החשמל וכדומה.

אנו נבצע גבייה של דמי השכירות מן השוכר ונפקידם בחשבונכם, ובהתאם נספק אישורי תשלום לשוכר בגין תשלומי שכר הדירה.

אנו נטפל בתקלות שוטפות ככל שיתגלו בנכס שלכם, הן מול הדייר השוכר והן מול חברת הביטוח במקרים שבהם יש צורך בהפעלת פוליסת הביטוח**.

אנו נבחר בעלי מקצוע מן השורה הראשונה ונפקח על עבודות הטיפול והתיקון של התקלות, ונעמוד בקשר עם סוכן הביטוח וחברת הביטוח לצורך טיפול באירועים ביטוחיים לפי הצורך.
- אנו נעמוד בקשר שוטף עם יועץ מס או רואה חשבון מטעמכם לצורך תשלומי מיסים וחשבונות שונים. כמובן, שבאפשרותנו גם למנות עבורכם יועץ מס או רואה חשבון***.

אנו נספק דו״ח שנתי מסודר אודות הכנסות והוצאות שנתיות על הנכס - מה שמקנה ביטחון שהנכס שלכם מטופל בצורה טובה ויעילה.

Our aim is to take care of your properties, ensuring the best property management services and make your life easier.
By choosing “HDR Residence – Real Estate Creative Solutions” from Mishkenot King David Group to manage your asset, you will receive all the following services:

We will prepare your asset for rent, by using top quality professionals and supervision on their performance*.

We will locate high quality tenants for your asset, with emphasis on their reliability and their financial capability, so you can feel secure regarding the holders of your assets.

We will provide you with legal services involving signing the rental agreement, including guarantees and securities to ensure fulfillment of the obligations emanating from the rental agreement. We will grant you initial legal consulting as needed.

We will make sure that the tenant is registered at the different authorities according to the rental agreement, for instance in the city hall (Arnona bills), electricity and water companies, etc.

We will collect the monthly rent from the tenant and deposit it in your bank account, accordingly supply the tenant with payment certificates.

We will handle and solve problems, facing the tenant as well as the insurance company in cases where activation of the insurance policy is needed*.

We will choose top quality professionals to fix maintenance problems occurring in the asset, and contact the insurance company in order to take care of insurance events as needed.
- We will maintain periodic contact with your accountant or taxation consultant regarding different payments. We can also appoint on your behalf an accountant or taxation consultant**.

We provide regular reports, allowing you feel confident that your properties are being well taken care of.
